For those of you have are living, or have lived, in Thailand recently, I'm wondering if you can offer some suggestions about how to go about actually finding one of these $150-500 per month properties to rent? Do you need to be "on the ground" or are there websites that will help?

I'm sure you could find it online, but much much easier and better to just do it on the ground.
For example, what if you secure it online, only to find out its next to a noisy road, or a sewage plant, or a huge construction project?
Stay in a hotel for a few days while you look.

I've lived in Thailand for 24 months now at three different $150 rooms.
It is almost impossible to find a cheap room on the internet, simply because the cheap thai owned places don't advertise online.
The trick to getting a good cheap place is arrive during non-peak season, even a month or two before is fine. For Koh Tao, and Koh Lanta I didn't make reservations, I just showed up and stayed in a hotel for the first two nights while looking around by foot. I stayed at a bunaglow in both for 5000 baht ($166us) a month, including water. Electric was extra on Koh Tao.
Now i'm in Phuket, where rent is more expensive around $322 (10,000 baht) a month for most places.
