Hello all.

I am new to Forum and new to the book. I bought it on CD and then bought the book. I have read once and listened twice. I am hooked.

Here is my idea.

I buy and sell houses for a living. I would like to outsource everything of course. A lot of mine can be done with contract labor and so forth with proper training.

Since buying the houses is what greases the wheel, I was wondering and thinking of the concept of having all calls go to a live operator (which they do now) and then they are keyed into one of my websites. Here is where the VA comes into play.

The VA gets the information VIA email and then runs the necessary information that is needed for a pass or play. If pass then they just send information into delete file and if play they bring all info together and call the person wanting to sell the house to schedule a sales call for the person to buy the house.

Once it is scheduled then the VA emails all supporting documentation to the sales animal who makes the sales call to buy or not.

The SELLING side of my business is already handled with contract labor.

But what do you guys and gals think about that idea?

I like the Pass or Play idea, but since buying properties are such an involved thing, do you think you should delegate something like that? Just my two cents.

I understand the concern. My thought was that also. I have steps in place on how to do what I am doing now. At one time I had a part time Aquisition Manager to buy houses. All they did was go sign up the house and place it in for funding and if it passed all was a go. I think I am going to explore this model some more as I do have a dream in 18 months to start.

As a major aside: I would actually pay a good deal to know WHAT your criteria are for pass-or-play. I'd be fascinated to see any system that can be cut-and-dried for the real estate market, and I'd love to learn it so that I can implement it for myself.

Thus, it is no stretch for you that you might ... make a new Muse for selling an EBook about HOW to pick and choose your passes and plays.

for me it is the end goal of any marketing plan that gets the lead thru the websystem.

Systems in place for buy and hold and for quick cash. There are some so called industry standards for buying all cash for quick sale, such as buying at 65% of value minus repairs.

I have a coaching group that I have been working with for the last two years placing systems in place. From time to time I get this idea of going to the next level.

Ebooks are a dime a dozen in the real estate investing arena. They are cheap and get the mouth wet for the idea of investing in real estate.

But it sure seems to be a viable option.

By the way one of my coaches has the book and I heard him say it over the phone. That is why I bought the book.

Now as far as what my pass and play is?

How can a transcation make me 30K in cash or 10% NET what ever is greater. We run transcations thru several spreadsheets to see what plays. If no play then we pass.
