Hey Everyone.
I just saw YMII just started a Tenant Management service for $256 which sure beats the 10% of rental rate for mgt in the Atlanta Area. Does any one know of any virtual assistants that handle property mgmt in USA, YMII will only do this in India.

Wow -- outsourcing property management. I couldn't wrap my head around the concept of having people in India manage real estate in the USA.
I looked through their website and was dumbfounded -- they describe everything that their service includes (tenant management, contracts, evictions etc). They also say that they perform periodic physical inspections of the property. How can they do that, without limiting themselves to a geographic region?
I think the answer is that they only manage property in India. That is what their case studies suggest, anyway.

I use property managers to manage my condos in the US – Personally, I would not use one that outsourced it
You also have to worry about following your local housing laws – is giving tenets personal information to 3rd parties not based in the rental jurisdiction (or country) even legal?

Speaking from experience, it is hard enough giving your residential properties to agents in your own area for them to manage on your behalf - let alone in another country or continent (whatever way they perform the task). For one thing, any agent or person other than the owner or landlord will be less discerning to whom they rent the property out to - also, agents, more often than not, can be very inexperienced when it comes to handling difficult people and such situations - even simple maintainance can be difficult for them in some cases. You will probably end up chasing them yourself and end up doing their job. You really have to do your homework before you put your trust in someone to manage your properties - no one will do it as good as you, that's a fact - unless they are related (lol) or you have an existing friendly relationship with them (in which case start making friends now lol). I suspect a company in India would probably re-outsource back to the USA or whatever country the property would happen to be located. With commercial property, it is less volatile in the sense you are dealing with businesses and companies etc. It can also be a case of 'you get what you pay for' - the cheaper you pay, the less reliable the service.

Sure – having a VA buy fowers for your mom or look up some websites for you is one thing – having a VA manage your million dollar property portfolio and clients is another

In Georgia you have to be licensed in real estate by the GA Real Estate Commission to represent a third party property owner as a property manager. If you own your own property you do not have to be licensed to manage your own property. If you set up company to have ownership of the property, then an employee of the company can manage the property, but it has to be a real employee on a payroll not on commission.
So, legally you can't outsource to a third party property manager that does not have a real estate license in GA.
